The Mason-Thurston Community Land Trust is a 501(c)(3) tax-exempt community organization that assists in creating thriving communities by providing a land and housing solution to multi-generationalTM, low- and moderate-income populations.
"We are members of the community in Mason County, my children and I. We are hard working member of our community. I am a single parent with no support from the father. My children and I are living in my parent’s home. I attended Olympic and Pierce College and soon will be graduating with an Associates Degree. I have a modest income but just not enough to qualify for a mortgage that would give me a decent house.
I am going to school and trying to support my children and me. It has been a long hard road for us, but with integrity and faith we have come along way.
The community land trust made a commitment to me and my family to help me archive a Home ownership so my children will have better place to live in the future. This is a dream come true for us to be in our own home."
We are seeking blighted houses and foreclosures with the intent to rehab them. The team applies best construction practices. We are seeking partners who will become the home owner. For first time home buyer household income requirements are:
- 3 person – $29450
- 4 person – $33300
- 5 pseron – $35950
- 6 person – $38650
Our Partners should have a least two years working history and have been in the County about one year. We have other possibilities for different housing options which we can discuss individually for each partner.

As an emerging start up Housing agency The team of Trustees has decided that our goal for our first project is to find a abandon house, for our family a mother with three children. It is our intention to rebuild this house so it can occupied for the single household Families.
The single households in Mason County at the last two years was about 700 Families with the capacity to rent but not for home ownership. Our team has set the goal for this population to reach out for the population and create opportunities’.

Our purpose is to educate and provide the necessary tools to create low- and moderate-income housing by working together with all agencies like federal, county government and local nonprofit and other entities. We are compassionate and empathetic to the need of all people. We are committed to creating a housing solution for moderate- and low-income families. We want to encourage self-help and empowerment to self-sufficiency.
We recognize all sources for information in order to bring social change into the community. It is our belief that helping hands and right hearts are valuable assists to each member of the community. We encourage behavior that promotes a culture of social change and empowerment.

What is a community land trust?
Acommunity land trust is a private non-profit corporation created to acquire and hold land for the benefit of a community and provide secure affordable access to land and housing for community residents. In particular, CLTs attempt to meet the needs of residents least served by the prevailing market. Community land trusts help communities to:- Gain control over local land use and reduce absentee ownership
- Provide affordable housing for lower income residents in the community
- Promote resident ownership and control of housing
- Keep housing affordable for future residents
- Capture the value of public investment for long-term community benefit
- Build a strong base for community action

Homeownership on Community Land. Buildings on MTCLT land may serve different needs, but, when possible, MTCLT helps people to own their own homes on this land. When MTCLT sells homes, it leases the underlying land to the homeowners through a long-term (usually 99-year) renewable lease, which gives the residents and their descendants the right to use the land for as long as they wish to live there.
Still Affordable for the Next Homeowners. When MTCLT homeowners decide to move out of their homes, they can sell them. However, the land lease requires that the home be sold either back to the MTCLT or to another lower income household, and for an affordable price.
